In our custom service, you work with a professional designer and lay out the home according to your budget constrictions. You discuss lot requirements, home priorities, and so much more. We sell stock plans (pre-designed, ready for purchase), and also offer custom home plans. Stock plans + modifications will run about $1k-1.5+/- depending on the required changes, while our custom process costs between $1.50-3.50/heated sqft based on package selection. Yes, all of our plan sets include everything a builder would need to create an accurate estimate, run permits, and utilize for subcontractors.

Our standard plan sets do not come engineer stamped, however, if that is a need in your area, we can add that cost onto your project to make sure you receive stamped home plans.

Our custom projects typically take about 6-8 weeks, depending on the responsiveness of the client and the revision round amount used. Modified stock plans take a week or less to be fulfilled.

Our plans do include the placement of mechanical components and plumbing fixtures, however a full HVAC or plumbing plan is not provided. Typically a trusted local subcontractor will be able to install these compontents without needing a full plan.

Our Essential or Ultimate Packages provide a lighting plan which includes the placement of all light fixtures. Outlet and switch locations may also be provided upon request.

Our plans are sent to you electronically as a PDF. A local print shop will be able to provide 24x36 hard copies (Staples at $45-65).
